There is more to selling your home than putting a sign in the yard and putting your information in MLS (Multiple Listing Services).  If you are thinking about selling your home, there are many factors to consider.  There are the obvious, such as list price and fees associated with the sale.  However, you need a professional on your side who understands your transaction and helps you reach your goal while gaining the maximum return on your investment.

As your listing agent we will:

  • Complete a comparative market analysis that will compare your home's value to that of your neighbors.
  • Compile a comprehensive plan detailing all the efforts we will employ to sell your home, including Internet and local media.
  • Present your home to as many qualified buyers as possible getting your home maximum exposure.
  • Help you stage your home and generate curb appeal to ensure you get the highest price.
  • Assist with obtaining offers and help you in negotiating the best deal as smoothly as possible.
  • Help you find your next home and answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.

One final piece of advice.  It is easy to choose an agent based on fees and list price, but these should not be your only considerations.  When interviewing an agent, be sure to ask the following questions?

  • Experience in the industry.  Are they familiar with the area? Do they know how the financing works and are they knowledgeable of the many programs offered to help a buyer purchase a home?
  • How many homes have they sold as an agent or as a team.  50% of licensed agents in the KC area did not sell a single home last year; while 9% did 90% of the business.
  • Are they selling real estate as a full time agent, or do they do it part time?
  • How will they market your home? Where do they advertise?
  • How are their communication skills? Do they answer their phone? Do they return calls in a timely fashion?
  • What are the fees? What is the percentage for listing your home? Are their additional fees such as administrative fees, broker fees, or processing fees?
