Congratulations on your decision to purchase a new home! Whether this is your first home, or you are a seasoned investor this is an exciting venture and big decision. There are responsibilities that come along with being a homeowner; and one should have a plan and budget. This is not a purchase you can return if you don't like it, once you sign on the dotted line the home is yours. This purchase will have the most impact on your financial future.
As your Buyer's Agent, we will be here to guide you through the process. It is our job to educate you along the way and give you the tools and information needed to make an informed decision. We will be looking at the big ticket items and making sure the home has solid bones, as well as things that will affect the resale of your new home such as a pool or backing up to a busy road/highway. This allows you to focus on whether or not the home meets your needs.
While you want a home that meets your needs, you have to keep in mind there is no such thing as a perfect home. We need to determine what we want and what we need. Location is important, because it's just not feasible to buy a home and move it. The lot/land are important because you cannot always acquire adjoining land. And the size of the home is important because room additions can be costly if they can be done at all. However items such as a main floor laundry or a fenced yard can be easily added therefore should not always be a deal breaker. So make that list of the must have and then narrow it down and put it in order of importance. This list will serve as a reminder of your home buying goals.
One last piece of advice when shopping for your new home. As you tour homes, be sure to take detailed notes. Write down your likes, dislikes and any updates needed for each home you visit. The more homes you see, the more the homes will start to blur together and these notes will serve as your key in keeping the homes straight. And never judge a book by its cover. Meaning that when you are looking at homes online, keep in mind how misleading the pictures can be. Pictures can make a good house look bad and a bad house look good; so read the descriptions and if it sounds good let's go take a look.
Last but not least!!! It is important for you to understand that with Sam-I-Am & Associates a buyer's agent does not cost you a dime! In almost all cases the seller pays the Realtor fees. The Realtor fees are negotiated at the time of listing; and the majority of For Sale by Owner's are willing to cover the fees for a buyer's agent. In addition, we NEVER charges additional fees, such as administrative fees, broker fees or processing fees.
